45 Townsend Apartments
The 45 Townsend Street redevelopment reimagines the former Radius Specialty Hospital site as a vibrant residential community within Roxbury’s Washington Park South neighborhood. The project transforms the long‑vacant institutional campus through a zoning‑compliant adaptive reuse strategy that revitalizes the existing buildings and introduces significant new open space.
The design incorporates 164 residential units, supported by 139 parking spaces, 214 bicycle spaces, and a network of resident amenity and service areas. Approximately 95,000 square feet of new and enhanced open space is woven throughout the site, creating a more welcoming and connected environment for residents and neighbors. Select portions of the existing structure—about 8,000 square feet—are removed to improve circulation and site organization, while 24,000 square feet of new building area is added to support the updated residential program.
Developed in direct response to community feedback, the project shifts the former institutional campus toward a more human‑scaled, neighborhood‑oriented residential setting. The result is a thoughtful redevelopment that restores the site’s architectural fabric, introduces much‑needed housing, and contributes meaningful open space to the surrounding community.
